This checklist is the official onboarding guide for every new licensee who joins Strata Real Estate & Leasing. It covers everything that must be completed before a new agent begins practicing under Strata's license — and the milestones that define a successful first 90 days.

Every item in this checklist exists for a reason. Strata holds its licensees to professional standards that protect the client, the brokerage, and the agent. Completing this checklist is not optional — it is the foundation of your relationship with Strata.

Before You Begin

No new licensee may conduct any real estate activity under Strata's license until Phase 1 (Licensing & Legal) is fully complete and confirmed by the Broker. This is not a formality — it is a legal and regulatory requirement under Nevada law.

All licensing and legal requirements must be completed and verified by the Broker before the new agent conducts any real estate activity under Strata's license.

Professional Email Address Established
Agent uses a professional email address for all client and brokerage communication. Personal gmail/yahoo addresses are not acceptable for client-facing communication.

Email Signature Set Up Per Strata Standards
Agent installs the approved Strata email signature template — name, title, license number, Strata contact information, and Equal Housing statement.

Professional Voicemail Recorded
Agent's phone voicemail identifies the agent by name and brokerage. Generic or personal voicemails are not acceptable for client-facing use.

Broker's direct phone, email, and escalation procedures saved and accessible to the agent at all times.

CRM System Access Granted and Tested
Agent receives access to Strata's CRM system. Confirms ability to enter contacts, log activity, and manage lead pipeline.

Agent arranges a professional headshot suitable for business cards, social media, and the Strata website. Must meet Strata's professional image standards.

Business cards designed and ordered using Strata's approved brand colors, fonts, and logo. Broker reviews and approves design before printing.

Agent updates LinkedIn, Facebook, and Instagram to reflect current brokerage affiliation. Profiles must include license number and Strata contact information where required.

Agent updates all public platform profiles to reflect Strata as current brokerage. Old brokerage removed from all listings and profiles.

Compliance Training

Every agent at Strata is required to read and understand the Strata Compliance Library before conducting any transaction under the Strata license. These books are not optional background reading — they are the operating standards of this brokerage.

The Strata Compliance Library consists of 8 books covering every aspect of brokerage operations, compliance, ethics, and professional standards. Every new agent must read all 8 books and confirm understanding before their first transaction. The Broker is available to answer questions on any topic covered in the library.

Office policies, broker supervision, record retention, trust account oversight, advertising compliance, fair housing, and Strata operating principles.

Trust account requirements, earnest money handling, financial recordkeeping, and Nevada law compliance for all funds received.

Agent reviews Strata's transaction file checklists for buyer, seller, and new construction transactions. Understands what must be in every file before it can be considered complete.

Agent understands when to escalate to the Broker — agency conflicts, fair housing concerns, trust account issues, client disputes, legal questions, and any situation where uncertainty exists.

Agent reviews Strata's advertising compliance standards — all advertising must include license information as required, all social media must meet brand and fair housing standards.

Agent reviews current MLS statistics for Strata's target ZIP codes — median price, days on market, months of supply, and recent sales activity.

Agent previews at least 10 active listings in Strata's primary price range ($350K–$600K) to build product knowledge and market familiarity.

New Construction Builder Communities Visited
Agent visits at least 2 active builder communities in Strata's farming areas. Reviews co-op policy, registration procedures, and available inventory.

Personal Contact Database Built
Agent builds initial contact database of at least 100 personal contacts — friends, family, former colleagues, neighbors, and acquaintances — entered into the CRM.

Agent sends a professional announcement to their contact database introducing themselves as a Strata licensee. Broker reviews and approves copy before sending.

Preferred Lender Contact Established
Agent identifies and makes contact with at least one preferred lender whose products and service standards align with Strata's client expectations.

Agent submits a written 30-day business plan — lead generation activities, daily schedule, prospecting plan, and 90-day goals — for Broker review.

The following milestones define a fully integrated, active Strata agent at Day 90. These are not minimums — they are the standard Strata expects a new agent to be tracking toward in their first three months.

Agent has personally reached out to at least 5 contacts requesting a Google review of Strata or the agent's professional profile.

90-Day Review Meeting with Broker Completed
Agent meets with Broker for a formal 90-day review — pipeline review, business plan assessment, compliance confirmation, and goal-setting for the next 90 days.

When all items in this checklist are checked, dated, and signed off by both the agent and the Broker, the agent is fully onboarded and active under Strata's license. This checklist is retained in the agent's permanent file.
